Our home inspections typically range from 2-3 hours long (at the house) depending on the size of the house and you are invited to follow along with your inspector as they perform their inspection.

What’s Included
We abide by the interNACHI Code of Ethics and Standards of Practice, which sets forth the minimum requirements for a home inspection. The list below incorporates the interNACHI Standards of Practice. This list is written in the same order as our inspection reports. Although this covers many items there are 500-800 items actually checked during a home inspection. 

 
Exterior
  • Chimney walls, flashing
  • Gutters, downspouts
  • Siding, soffit & fascia, stone/brick cladding, caulking, exterior doors
  • Windows, type of window, look for damage and moisture intrusion
  • Doors, entry door, patio doors
  • Electrical service (proper clearances), electrical receptacles and lights
  • A/C compressor/condenser, damage, level, age
 Grounds
  • Service walks, patios, driveways
  • Stoops and steps, handrail/balusters
  • Decks, proper attachment, flashing, footings, wood rot
  • Fences, retaining walls
  • Landscape, window wells, egress wells
Roof surface
  • Roof visibility, we will walk on the roof unless it is not safe.
  • Style of the roof, identify the type of ventilation system
  • Evaluate flashing, including step flashing and kickout flashing (some inspectors do not identify missing kickout flashing
  • Condition of the roof covering (damage, missing shingles) and approximate age
  • Evaluate skylights and plumbing vents
Garage
  • Test automatic door openers and safety reverse systems on the overhead doors.
  • Condition of the roof covering (damage, missing shingles) and approximate age
  • Evaluate the gutter system
  • Evaluate the siding, soffit & fascia
  • Evaluate the floor and structure
  • Evaluate the electrical components
  • Identify if there is proper fire separation (walls, ceiling, doors) between the garage and living space
Kitchen
  • Countertops, cabinets, walls, ceilings
  • Plumbing, heating and electrical components
  • Test most appliance (we do not test dishwashers that look to be 10+ years old)
 Laundry
  • Plumbing, heating and electrical components
  • Laundry sinks, plumbing and plumbing fittings and valves
  • We do not test the washing machine or dryer
Bathrooms
  • Run water in all sinks, tubs and showers (2-5 min) to test for pressure, leaks and adequate drainage
  • Evaluate plumbing, heating and electrical components
  • Look for moisture damage and microbial growth
  • Identify if there is GFCI protection for the receptacles
  • Identify if there is adequate venting (bathroom exhaust fan)
 Rooms
  • Evaluate walls, ceiling for moisture issues and structural movement
  • Electrical system
  • Windows and doors
Interior
  • Interior windows and doors
  • Fireplaces, (gas, wood, electric), dampers
  • Hearth extension & assure the mantel is secure
  • Stairs (handrail/balusters, risers & treads), headroom
  • Identify if there are smoke and carbon monoxide detectors
  • Evaluate the attic, we try to enter all attics (we will open the sealed access port) insulation depth, look for structural issues, moisture problems, ventilation, assure all exhaust fans are properly vented to the exterior, microbial growth
Basement/crawl space
  • Stairs (handrail/balusters, risers & treads), headroom
  • Foundation walls(what we can see)
  • Basement walls, looks for moisture and structural defects
  • Evaluate the basement floor, moisture issues, cracks/ridges
  • Drainage, identify if there is a sump pump pit, drain tile and where the pump drains
  • Evaluate the visible structure (girders/beams/columns/joists/sub-floor
  • We will enter all crawl spaces that have access looking for moisture, microbial growth, assure the vapor barrier is installed properly, structural issues, insulation
Plumbing
  • Identify where the water meter and main water valves are located, type of water supply lines, type of drain/waste/vent pipe, leaks, functional flow and drainage
  • Type of gas line and location of main gas valve
  • Evaluate the water heater (proper installation, leaking, proper venting)
  • Evaluate the well pressure tank and fittings
  • Evaluate the sanitary/grinder pump if installed
  • Evaluate the water heater, type of unit, capacity, approximate age, venting and if it has been installed properly
Heating & Cooling
  • Type of heating (forced air, hydronic floor, electric)
  • Estimated age of heating components (furnace, boilers), life expectancy
  • Proper installation and if they are function properly
  • Type of furnace filter, how often it should be changed
  • Evaluate the A/C evaporator coil if visible, proper installation
Electrical
  • Locate the main electrical panel and all other distribution panels
  • Open all electrical panels to evaluate the type of wire, look for moisture seepage into the panel, arching or burnt wire
  • Assure proper size breakers/fuses for the wire, proper grounding and bonding
  • Test all accessible receptacles, switches and lights
  • Identify when receptacles are wired wrong (revers polarity, open grounds)
  • Look for old electrical wire (knob & tube)
