Buyer's Inspection
A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you. |
Seller (Pre-Listing) Inspection
Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's shock at the "functional condition" of the home. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issue found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner. |
Single-Item Inspections
If you have a problem or concern about a single issue or area in your home, or home you are buying we can help identify the problem and suggest actions for correction. For most single-item inspections, we begin by discussing the history of the problem with the owner if possible. We ask questions about what has changed, what has been done to remedy the issue, what has made it better, what has made it worse, etc. We’re good at getting to the bottom of mysterious problems in houses.
Single item inspections may include frost in the attic, ice dams, roof leaks, chimney leaks, basement water problems, cracks in foundations, settlement and movement of foundations, moisture seepage… and the list goes on.

New Construction Inspections
New construction inspections are performed during and at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The final inspection should be scheduled just a day or two before your final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to you. |

A maintenance inspection will help to prioritize a home improvement list, and to hopefully find out about small problems before they turn into big ones. In some cases, a maintenance inspection will reveal that what was thought to be a small problem has already turned into a big one. A maintenance inspection also gives homeowners a chance to have a professional home inspector answer questions with a completely unbiased viewpoint.

Environmental Testing (Mold/Radon)
While mold testing is not always needed, it’s a service that we can provided when indications of a moisture issue are present or you simply want a piece of mind. We can perform swab testing, air sampling or both. It takes two to three days to get the results. A mold test will identify what types of mold were present and the spore count at the exact moment in time that we took the test, and in that exact location. It does NOT say that mold is harmful or if there is a harmful level of mold present. Mold grows throughout nature and on the interior of most buildings. Tiny particles of mold are present in indoor and outdoor air. Mold forms when it finds moisture, nutrients and a suitable place to grow. Mold should not be permitted to grow and multiply indoors. When this happens, health problems can occur and building materials, goods and furnishings may be damaged. A small percentage of the population has a severe reaction to certain types of mold. Invasive or destructive inspection is sometimes necessary to fully discover the extent of a mold problem. The most important step in solving a mold problem is to identify and correct the moisture source that allowed the mold to grow in the first place. Whenever mold is found it should be properly cleaned up to prevent further spread. Radon is a naturally occurring radioactive gas that can cause lung cancer. You can't see or smell radon. Testing is the only way to know your level of exposure. Radon can have a big impact on indoor air quality. Infrared Thermal Imaging Inspection
Infrared Inspection/Thermal Imaging Inspections provides important information relating to otherwise inaccessible areas of a residential building. Infrared detects extremely small but crucial differences in temperature from one area of a house to another. These temperature variations show up on the camera’s view screen as “cold” or “hot” spots, which reveal hidden problems that often cannot be detected in the course of a traditional visual inspection. These problems may include: Hidden moisture intrusion, The moisture sources of mold, Pipe and duct work leaks, Roof and ceiling leaks, Foundation cracks, Heat/energy loss, Structural concerns, and Missing insulation. |

Investor inspections are stripped-down home inspections focusing only on major defects with the home, and an investor consultation is essentially an investor inspection with no written report. These inspections typically take about an hour to conduct.
Some buyers don’t need a report, so we just do a “walk-n-talk” consultation. The buyer simply takes their own notes. The cost for this type of service is typically about half the cost of a home inspection.
